The title deeds and getting set up
The deal is formally completed when the title deeds (called the escritura pública in Spanish) are signed by both buyer and vendor in front of a notary and the balance of the purchase price is paid up. If you do not live in Spain, you can give your lawyer power of attorney in order for them to sign on your behalf once you have left Spain.
You now legally own the property and one of the first things you must do is ratify the title deeds. This is where you register the purchase at the Land Registry in Spain (this can also be done in a UK notary if you have given power of attorney to your lawyer and are no longer in Spain).
All that is left for you to do now, as a new property owner in Spain, is to get the property set up with the local authority for paying local taxes (rates and refuse collection, etc.) and arranging for the water, electricity and phone lines to be connected.
